Idle machines on estates

Water left in the pump housing can dry into a crust that locks the impeller, so the machine hums and will not drain. Rubber door seals can stiffen and stick; inlet valves can hesitate after weeks without use.

A trial empty cycle a week before the house reopens gives time for a repair. Service entrances and long private drives are routine for us here, and we ask for model numbers on every laundry machine at the property.

Busy machines on Cabot Street and Ryal Side

Dense two-families and Endicott student rentals run washers hard. Pump filters clog, door locks wear and drum bearings eventually rumble.

Access is by back stairs with street parking, which we plan ahead.

Endicott rentals turn over in September, when moved machines arrive with drain hoses pushed too far into the standpipe and unbalance codes from feet never levelled.

Danvers: straightforward access, ordinary wear

Danvers houses have driveways, garages and generous clearance. Washers there fail on ordinary wear: belts, suspension, control faults.

Both towns take soft surface water from different sources, Wenham Lake for Beverly and Middleton Pond for Danvers, so dosing is modest and scale is absent.

Danversport's older houses near the river are the exception, with lower, damper cellars where gasket mould and musty odours are more common.
