24-Inch and Stacked: Servicing Laundry in Kitchens That Never Had Room for It

Beacon Hill, the North End, the South End and Back Bay are full of compact and stacked laundry squeezed into pantries and closets. Different machines, different failures, and a service call that is half carpentry.

A standard American washer is 27 inches wide and a standard dryer is 27 to 29. A Beacon Hill pantry, a North End galley kitchen, a South End parlour-floor closet and a Back Bay bathroom alcove are frequently not 27 inches of anything. So the laundry that got installed in these buildings is compact: 24-inch European-format machines, or a stacked pair, or an all-in-one washer-dryer combination.

They are good machines. They also fail differently from the 27-inch equipment most repair advice is written about, and they are much harder to get at.

The three formats and what they actually are

24-inch front-loaders. Bosch, Miele, Asko, Blomberg, and compact lines from LG and others. Smaller drum, longer cycles, generally excellent build. Many have a built-in water softener with a salt reservoir — turn that setting to its lowest value on MWRA water, which is already very soft.

Stacked pairs. Two separate machines joined with a stacking kit. The kit is not optional and it is not a shelf; it is a bracket that ties the two cabinets together so the dryer cannot walk off the washer during a spin. I find them missing constantly.

All-in-one washer-dryers. One drum that washes then dries, almost always ventless. Excellent where there is no possible duct route. Slow, and the drying half is the half that fails.

The dryer half is usually ventless, and that changes everything

Almost all compact laundry in Boston apartments is ventless, because the reason it is compact is the same reason there is no duct route. Two technologies:

Here is the single most useful thing in this article: a ventless dryer has more than one filter. There is the lint screen in the door that everybody empties, and there is a second filter or heat-exchanger block behind a flap in the plinth that most owners have never opened. When a heat-pump dryer "stops drying," that second stage is furred over with lint about eight times out of ten. It is a five-minute clean and it is free.

Compact-specific failures we actually see

  • Drain pump blockages from coins and underwire. Small drum, small pump, less tolerance. Most of these machines have a pump filter behind a small door at the bottom front. Empty it quarterly.
  • Door hinge sag on stacked dryers. The dryer door is at chest height and gets leaned on. A sagging door does not close the switch, the machine will not start, and the owner assumes a control fault.
  • Vibration written into the building. A 1400 or 1600 rpm spin in a compact machine on a wood-framed floor over a hundred-year-old joist bay transmits through the whole house. This is usually a levelling and floor-stiffness problem rather than a broken machine.
  • All-in-one combos that wash fine and never dry. Usually the condenser circuit, and on these units it is often the expensive answer.
  • Transit bolts still fitted. In a stacked closet installation nobody can see the back of the machine, so they never came out. This destroys bearings.

The part of the job that is not appliance work

Getting to a stacked pair in a Beacon Hill closet is genuinely a two-person job. The dryer has to come off the washer, and there is frequently nowhere to put it. Doors have to come off their hinges. In a fifth-floor walk-up in the North End, a machine that has to be replaced rather than repaired becomes a conversation about whether it can physically leave the building.

None of this is a reason not to fix things, but it is a reason to be realistic about access when you book, and it is why we ask about stairs and closet width on the phone rather than discovering them on arrival.

Buying advice, since it comes up on every one of these calls

  • Measure the depth including the door swing and the hose bend, not just the width. Compact machines are deep.
  • If the closet is a closet, check the machine's ventilation requirement. Ventless dryers reject heat and moisture into the room; a sealed closet with a solid door will defeat one.
  • Prefer a separate stacked washer and dryer over an all-in-one if the height exists. Two machines fail independently and each is cheaper to fix.
  • Check the drain height requirement against your standpipe. Compact pumps have less head than full-size ones and many Boston standpipes are high.

When it is worth repairing

Compact machines from the better European brands routinely justify a repair well past the point where a budget full-size unit would not, because the replacement cost is high and the parts availability is good. A pump, a door hinge, a heat exchanger clean, a set of dampers — those are all straightforward. The two that give me pause are a failed drum bearing and a sealed heat-pump circuit, and on those we will tell you the number before we take anything apart.
