September 1 in Boston: What Moving Day Does to Appliances

Greater Boston turns over most of its leases on one day, and the wave of appliance faults that follows is entirely predictable. Most of it is levelling, transit locks and crushed hoses, not real failures.

Nowhere else in the country moves house the way Greater Boston does. An enormous share of the region's leases start on September 1, so tens of thousands of households pick up and put down on the same forty-eight hours. Allston Christmas is a real thing, and so is the week that follows it in our dispatch log.

The volume is not a coincidence and neither is the fault mix. Almost none of it is a broken appliance. It is an appliance that has been dragged down three flights of stairs, laid on its side in a van, wedged into a kitchen an inch too narrow, and plugged in.

Here is what actually goes wrong, and what you can fix yourself before anyone charges you for a visit.

Refrigerators: wait before you judge it

A refrigerator transported on its side or back can push compressor oil into the refrigerant lines. Stand it upright and leave it unplugged. The old advice is four hours; the manufacturers' own figure is usually "as long as it was on its side, up to 24 hours." If it travelled upright the whole way, an hour is plenty.

Then give it a full day to pull down before you decide it is broken. A warm box in a warm apartment on September 2 takes far longer than you expect. Every year we get calls on the morning of the 2nd for refrigerators that would have been fine by that evening.

The one thing worth checking immediately: the doors. Getting a fridge through a triple-decker stairwell usually means taking the doors off, and a door reinstalled slightly out of alignment will not seal. Put a piece of paper in the gap and close the door on it. If it pulls out with no drag, the seal is not seating.

Washers: the transit bolts

This is the big one, and it goes in both directions.

  • Moving a machine that still has its shipping bolts in is not the problem — the problem is nobody ever removed them, so the drum has been rigid since the day it was installed and the bearings have taken every hit.
  • Moving a machine without refitting the bolts is the actual damage mechanism. The drum hangs on springs and dampers; in a van without bolts, it swings and beats itself against the cabinet. Front-loaders are far more vulnerable than top-loaders here.

If your washer now walks across the floor, bangs on spin, or makes a rhythmic knock, get the shock absorbers and suspension checked before you write off the bearings. Damaged dampers are a modest repair. A failed drum bearing on a front-loader is frequently more than the machine is worth.

Levelling is not optional and it is not cosmetic

Old Boston floors are not flat. Triple-decker kitchens slope, and a hundred-year-old subfloor over a joist bay has real deflection in it. A washer that is out of level by a small amount will not balance a load, so it aborts the spin, so the clothes come out soaked, so you assume the drain pump is dead.

Do this properly:

  1. Level side to side and front to back with an actual spirit level on the top panel, not by eye.
  2. Get all four feet firm on the floor — a machine that rocks on three feet will walk no matter how level it reads.
  3. Lock the feet's lock nuts up against the cabinet. Unlocked feet vibrate loose within a month.
  4. Re-check after the first two loads. Everything settles.

Stacked units need the stacking kit fitted, not just balanced on top of each other. I see this every September and it is genuinely dangerous.

Dryers: the hose behind the machine

Push a dryer back against the wall in a tight kitchen and the transition hose folds. Now the machine cannot exhaust, the clothes take three cycles, and the new tenant thinks the landlord's dryer is broken. Pull it out, look at the hose, use rigid or semi-rigid metal, and leave the machine four inches off the wall.

Dishwashers: the two-minute inspection

Dishwashers get disconnected badly under time pressure. Check that the drain hose is looped up high under the counter or into an air gap before it goes down to the disposer — without that high loop, sink water siphons back into the machine and you get standing water every morning. Also check the disposer knockout plug was actually removed if the machine is newly connected to one; if it was not, the dishwasher cannot drain at all.

What to do in the first week

  • Run every appliance once, empty, before you need it.
  • Photograph the model and serial plates of anything the landlord owns. It saves a day when a part has to be ordered.
  • If you are in a managed building, find out now what the service access rules are — many Boston buildings require a certificate of insurance from any contractor and a booked freight elevator slot. Sorting that out on the day you have no hot water is worse.

Most of the September wave resolves itself with a spirit level and a bit of patience. The ones that do not tend to be the front-loaders that travelled unbolted, and we would rather see those early than after another month of the drum beating itself apart.
